In March 2025 a 9,329-square-foot house at 2201 Bayside Drive in Corona del Mar sold for $26 million, at the time the highest price ever paid for a house in the neighborhood. The house was not publicly marketed. The six-person team closed about $303.3 million in residential sales in 2025. According to production figures provided by the team, that placed MR WESTON + associates fourth among Coldwell Banker Realty's medium-sized teams nationally and first in Newport Beach and Orange County.

In an off-market sale the house is not advertised. The agent introduces the seller to buyers he already knows can pay. The Bayside Drive house is a [waterfront property](https://www.sovereignmagazine.com/article/inside-the-circle-of-trust-how-to-become-the-go-to-expert-for-ultra-luxury-waterfront-homes) with about 50 feet of bay frontage, a six-vehicle underground garage and a private dock for a yacht of up to 100 feet. Weston says the Bayside Drive deal came through that network.

## Off-Market Properties at the Top of Coastal Orange County

A second private deal followed within weeks. The Orange County Business Journal recorded a $29 million sale at 38 Linda Isle, a bayfront home on Newport Beach's guard-gated island, in April 2025, among the county's top transactions of the year. Weston says he represented the buyer and that the house, like Bayside Drive, was sold off market.

The Corona del Mar record set on Bayside Drive has since been passed. A newly built home on Ocean Boulevard sold for $48.5 million in July 2026.

## Corona del Mar Real Estate and the Spyglass Hill Price Record

In June 2026 Weston represented the buyer of 53 Cambria Drive, a newly completed single-story house in the Spyglass Hill section of Corona del Mar. The roughly 4,000-square-foot home sold for $13.5 million, or about $3,359 per square foot, which the Orange County Business Journal reported as the highest recorded price in Spyglass Hill. Laidlaw Schultz Architects designed it and Cornerstone Construction built it, with views across Newport Harbor to the Pacific, Catalina Island and the Pelican Hill Golf Club.

"Buyers are willing to pay a premium because building a comparable home today would require significant time, capital and execution risk," Weston told the Business Journal after the sale.

## Scarcity and Prices in Newport Beach Luxury Real Estate

Orange County recorded 109 [home sales above $10 million](https://www.sovereignmagazine.com/article/reshaping-luxury-living-a-home-that-builds-another-world) in 2025, up from 103 in 2024 and 79 in 2023, according to the Orange County Business Journal's annual count. Buyers also pay a premium for wide lots. In April 2026 Weston represented the buyer of 110 Via Trieste on Lido Isle, which sold for $10 million. The house sits on a lot about 70 feet wide, more than double the island's usual 30 feet, with a pool and spa and a short walk to the island's private beach and clubhouse. "Most lots on Lido are about 30 feet wide," Weston told the Business Journal. "This is over twice that, so it just feels like a real home."

## Value Differences Street by Street in Corona del Mar and Newport Beach

Prices differ between Corona del Mar, Lido Isle, Linda Isle, the Balboa Peninsula, Newport Coast and Crystal Cove, and they differ again between neighboring streets inside each of them. Weston says buyers from out of state tend to underestimate this.

"Two homes can be just a few streets apart and look nearly identical on paper, but there can be a significant difference in value based on the view, the street, lot orientation, walkability, even which side of the street you're on," he says. "Those nuances only make sense after years of working in these neighborhoods."

## Dual Agency Rules in California and the $26M Transaction

California law permits one agent to represent both sides of a sale only with the knowledge and written consent of both parties. The [Civil Code](https://leginfo.legislature.ca.gov/faces/codes_displaySection.xhtml?lawCode=CIV&sectionNum=2079.16.) requires the agent to give each side a statutory disclosure of the agency relationship, and a dual agent may not tell the buyer that the seller will accept less than the asking price, or tell the seller that the buyer will pay more, without express permission.

Weston represented both sides on Bayside Drive and says the arrangement only works if it is set out at the start.

"It starts with complete transparency. Both parties understand from the outset that I'm representing both sides, and my responsibility is to treat each party fairly, protect confidential information, and never advocate for one side at the expense of the other," he says. "My role is to facilitate the deal, keep communication clear, and help both parties navigate the transaction professionally while allowing each side to make their own decisions."

Weston has held a California real estate license since 2003 and has worked in Orange County for more than two decades. He moved his practice to Coldwell Banker Realty's Newport Beach office in 2022, and MR WESTON + associates now works from 840 Newport Center Drive with six associates.
