London had the worst August of any region in the country. Rightmove's data shows asking prices in the capital fell by 4.4 per cent in the month, and were 3.1 per cent lower than the same point last year. Nationally, asking prices fell 2 per cent to £364,999, the largest August drop since 2018. London led the decline.

The official measure tells a similar story on a longer view. The Government's House Price Index put London values 3.3 per cent lower in the year to February, the seventh consecutive month of annual falls, at an average of roughly £542,000. Sales volumes have followed the same path. Some 70,600 London properties changed hands in the year to June, down 29.4 per cent on the year before, according to Land Registry data compiled by Plumplot.

None of this is a mystery to anyone who has tried to sell a flat in Zone 2 this year. Rightmove reports that the number of homes for sale in London reached its highest level for this time of year in twelve years in July. Zoopla puts a finer point on it: 30 per cent of London homes listed since the second quarter remain unsold without a price cut. A seller with an unrealistic asking price is not competing against one or two rivals. He is competing against the widest field of alternatives buyers have had since before the financial crisis.
